To start, to help with bearings and the location of the various buildings and activities, below is a useful estate map …

Arrival/arriving
- There is plenty of parking (arrive at the front entrance and your car will be valet parked or just pop your car in the car park and begin to breathe in the fresh air and take in your surroundings).
- Helipad
- Heathrow 1hour 15min
- 1hour from Paddington Train Station, 8minute drive from the local train station
- Brize Norton is the nearest for private jets, plus a 20minute drive

Estelle Manor sits on a core 85 acres surrounded by over 3000 acres of gardens and parkland. Under the previous guise of Eynsham Hall, with the main manor house dating from the 1770’s then being demolished and rebuilt as a Jacobean mansion in 1904, this beautiful building has been a family house, a maternity hospital, a police training college and a wedding venue.
It has a pretty posh neighbour too in Blenheim Palace where fishing and private tours can be arranged. As the crow flies the two properties are next to each other, however door to door by car will take 20minutes.
When the sun is out, on a warm summer’s day, Estelle Manor throws open all the doors and windows and so, walking into the main entrance, you can’t help but be drawn to the view through to the back of the manor to the South Terrace outdoor pool, Riviera inspired and straight out of a film set.

Accommodation
Estelle Manor has a total of 108 bedrooms divided between the main house, the stables, the walled garden and private houses on the estate.
Here’s the breakdown:
- Manor – 34 rooms
- Walled Garden – 35 rooms
- Stables – 26 rooms
- Woodland cabins – 10
Plus, private houses
- Hollyhocks – 3 bedrooms
- The Farriers – 5 bedrooms
- Bluebell House – 6 bedrooms
Groups tend to be allocated rooms in the Walled Garden and Stables for run of house quotes.

Dotted around the estate, all near the main manor are a whole host of activity sites, dining locations, wellness opportunities and the venue’s main meeting space, Fallow House.
Fallow House is the latest and final additional to the estate’s offerings.

Meeting space
Fallow House is a self-contained suite of meeting rooms. The largest capable of accommodating circa 70 – 90 theatre style but for a residential conference the sweet spot is between 25 – 55 guests.
The function space is spread over two floors. With a double height entrance hall and Flemish-inspired tranquillity, there are three additional, smaller meeting/dining rooms (Buckthorn, Wren and Fawn) and two bars (The Tawny Bar and The Owlet Bar) in addition to the largest meeting/dining space, the Chestnut Suite with a vaulted ceiling, natural daylight and an open fireplace, max capacity 70 – 90 theatre style, ground floor location.
Exclusive use of Fallow House isn’t necessary, but the space does lend itself to a main meeting room, two breakouts, an office and refreshment break space.
Lunch at Fallow House (depending on numbers) would be best taken as a working lunch, a seated lunch for larger numbers is usually allocated in the Manor House but there is flexibility and there are options.

Dining
What I love about a venue is when you can look to move the group around the venue, surprise them with hidden gems they might not see if they’re locked away in the same space for the meeting and dining and, with so many dining options at Estelle Manor you have so much choice.
When the restaurant dining options aren’t open to guest bookings you can book these for private use too, based on minimum f&b spends, for groups.
Within the Manor House you have:
- The Brasserie and Orangery – serving all-day seasonal favourites. The Orangery can seat x 30 for a private lunch or dinner.
- The Billiards Room – 44 covers, a stunning emerald, green, Chinese roasted meats and fish restaurant.
- The Armoury – Japanese cuisine.
You also have the Living Room and Library (max x 50 standing) as private pre-dinner drinks options.



And smaller private dining rooms:
- Billiards private dining room – max x 10
- The Manor Boardroom – meeting or private dining x 12
Beyond the Manor House, set in the grounds you have:
The Glasshouse and the Potting Shed both set within the Walled Garden which are the venue’s production gardens. Fully planted with a whole variety of fruit and vegetables.
These two venues are opposite one another; capacities are:
- Glasshouse – 70 seated restaurant style or 40 on one long table
- Potting Shed – 30 theatre, 24 boardroom
And there’s Hollyhock. Set in ancient woodland this is a private dining/meeting space for x 16 with three breakout spaces, a private outdoor terrace and a full kitchen facility.


Activities
With the grounds are so many of activity options for the sporty, the wellness, retreat seeker and for those just looking to relax.
Eynsham Baths – a Roman inspired, self-contained 3000sqm spa and wellness retreat with pools including five thermal pools, treatment rooms, relaxation areas and The Shala, an holistic studio for yoga, gong bathing, group mediation sessions.
The Clubhouse Gym – for the more energetic there is a full state-of-the-art gym and with circa 50 assorted classes running each week, guests can book themselves into a class on the day (subject to availability) and, unless otherwise stated, these are free of charge.
Padel Courts – the fastest growing racquet sport in the world currently is available at Estelle Manor too with bookable courts, why not run a corporate Padel version of Wimbledon?
Other activities on hand on the estate include:
- Guided bike rides around the estate
- A walking or running track
- Fire pits and picnic areas
- Archery, axe throwing and air rifle shooting
- Falconry
- Off-road driving
